Twenty? 35? How many calls from Realtors have you had?
Ugh. As a FSBO, you're probably getting bombarded with well-intentioned agents reading canned high-pressure sales scripts and portions of their resumes in order to woo you into listing your home. Or even promising they "might have a buyer" and want to "get out to preview the home". Yeah. Those guys.
What makes you click on ANYTHING on the internet? A great photo. That's what's really going to get buyers in the door. Professional photos. How many agents have called and offered those to you? For free?

Your house wants more than a selfie.
There are some bad home photos out there. Let's be real - yours aren't as bad as these...I hope. But are your photos professional quality?
Most FSBOs don't have access to professional photography equipment. Or the complex and expensive editing programs to polish the photos. Or the time to become an overnight Photoshop whiz.
But there's no good reason to use substandard photos from a phone or hobby equipment. I offer free professional quality home photography to for-sale-by-owner (FSBO) folks in the Johnson County, Kansas area.

Are they really free?
Yes, they're really free. No payment necessary. Gratis. Servant leadership involves giving back, and I think this is a win-win. I get to perfect architectural photography techniques, preview your home, and you get professional-quality digital photographs to display on the internet.
How do I get an appointment?
I offer a limited number of free photography spots available each month. I make appointments with select properties during the week. Chances are you're reading this page because I called you or you were referred to me by a friend. I wish I could offer more appointments, but I am dedicated to providing top-level concierge service to my existing clients.
In order to give you time to prepare your home for photography, most shoots are scheduled on the weekends. Some weekdays are available, but it varies. During the summer months, there is more flexibility in shooting in the evening hours due to the extended day length. Appointments usually take 45 minutes to an hour, but may be longer if the home is 2500+ SF. To inquire about availability, please call or text me at 405-821-1225 or e-mail me at [email protected]. Before our appointment, I'll e-mail you a photo prep worksheet so the home is ready to shine in the photos. |

When will I get my photos back?
You will receive your photos within three (3) business days of a photo shoot appointment, but often times sooner. They'll be shared via link in an e-mail; follow the link to download your photos and then upload them to whatever program or website you'd like.
Anything else I should know?
By virtue of being on my page you know I'm also a Realtor. Does this mean you'll get a long sales pitch? Not a chance. I've been in your shoes as a FSBO. Wouldn't you rather have rather data-supported recommendations and solid, hassle-free service? Me, too.
Before our photo appointment, I'll delve into the data and prepare an extensive seller's report and pricing recommendation for your review. It's so important to know your competition. Like the photos, the reports look nice, but are also filled with concrete, customized data. They aren't the generic, branded tax service report that most agents hand out. This extensive report is also free - no cost, obligation, donation or barter required.
All said, the research, report preparation, photography and editing take 10 to 12 hours per home. Ultimately, I'd like to earn your business if you decide to list your home. Real estate agents are only paid for results - we're independent contractors who are compensated for our work at the closing table.

What's the fine print?
In the spirit of fairness, I ask that you observe my copyright and license limitations. No need for fine print because it's straightforward: of course, you're free to use the FSBO photos on FSBO sites or social media with the intent of selling your home yourself, but if you ultimately decide to list with another agent, they may not reuse my photos or other provided materials.
In plain meaning, another agent, broker or other licensee may not use my photos for any purpose or on any website. This restriction includes limited service MLS-only type listings where you pay a licensee or company to put your listing in the local MLS.
